With recorded sales volume falling an average of 7.9 percent from June to July over the past six years, a seasonal decline is to be expected, but a 22.4 percent drop in sales from June (563) to July (437) this year according to Redfin might raise an eyebrow or two.
A sister development to the cater corner Broadway Family Apartments which received 8,500 applications for its 80 apartments in 2008, the proposed affordable housing development at 235 Broadway would replace the paved parking and undeveloped lot on the south side of Broadway between Battery and Sansome, once home to an Embarcadero Freeway ramp.

A BIG SIGH…IT’S FINISHED!
When the young entrepreneur we wrote about a few months ago found his dream bachelor pad at the 733 Front Street building, we decided to follow up and show you what he and his “designer extraordinaire,” Aarati Soman, did with the space. If you recall, the buyer joined two top-floor units of the building—units with spectacular views of the Bay, the Financial District and the City.
BARBARY COAST CONTINUES WITH BRISK SALES!

Sotheby's International Realty
415-901-1788
By the middle of May this year, we’ll be able to develop a clear picture of the first half of 2008. And the picture is a good one. The residential real estate market for the Barbary Coast neighborhood continues to outpace the overall market for San Francisco.
To compare, let’s look at the first half of the previous year, 2007, when nine sales
Q: WHAT’S CEMENT, QUIET & APPEALING TO THIRTYSOMETHINGS*?
* Answer: Barbary Coast’s newest condo conversion building at 733 Front Street.
I’d heard that the average age of buyers at the 733 Front Street condo conversion was 30! Your mind says to you, why? Why are young people interested in that particular building here in the southern end of the Barbary Coast?
BARBARY COAST HITS NEW REAL ESTATE RECORD!
Frederick Allardyce, Realtor
Sotheby's International Realty
By June 30, we developed a clear picture of the first half of 2007, and the picture is a good one: The residential real estate market for the Barbary Coast neighborhood has set another sales record.
Let’s look at the year 2006 when there were 53 sales at the five Barbary Coast condominium developments (101 Lombard Street, 350 Jackson Street, Golden Gateway Commons, Parc Telegraph and Telegraph Landing). Those 53 sales brought in $53,313,000, with an
SocketSite & Business Times Report:
NEW CONDOS ON THE DRAWING BOARD
You may soon see 38 stories added to our western skyline. Our near-neighbors at the Pyramid building (just outside our Barbary Coast boundary) will become even closer neighbors to 248 new condominiums now on the drawing board.
Fred Allardyce, local realtor with Sotheby’s International Realty, reports the story (below) to us from SocketSite, a local blog covering real estate activity and trends. In turn, the blog reports J. T. Dineen’s story in the San Francisco Business Times.
Why Do We Care?
It could be a good thing! By adding about 414 more residents (1.67 people per unit x 248 units) to our general area we increase the likelihood of gaining more services for our neighborhood. Perhaps an upscale grocery story. If we’re lucky, a hardware store. —TBCN
About local Real Estate
NOT JUST COOL, BUT "UBER COOL" IN SUNNYSIDE
From a SocketSite posting by Frederick Allardyce, Realtor
Sothby International Realty
Socket Site April 12, 2007— What all of the posters are missing is the change in value of the neighborhoods in San Francisco. Before the growth in business on the Peninsula in the 1970s, the most sought-after neighborhoods in San Francisco were North of California, Pacific Heights, Lake Street and Jordan Park, SeaCliff, Marina,
What’s Up? (Real Estatewise)
A PEEK UNDER THE TENT
At the tail-end of 2006, a flurry of residential real estate excitement filled the air. After months of sluggish activity, sales of condo units in the Barbary Coast appeared to be picking up. For example, in December three units in The Commons closed—one with multiple offers after being on the market for only two months. Unit 19 at 640 Davis sold in one day for its full price: $1,759,000. Gail Grendahl of San Francisco Properties sold unit #1 at 550 Davis Street for the highest price ever paid for The Commons’ B floor plan.
Later in 2007 another beautiful addition to condo supply will appear when the renovated office building at 733 Front Street opens with 69 condo units. Already potential buyers are poring over floor plans and
